A property hosted by the owner, who answers quickly and knows the neighbourhood, is worth far more than a slick listing run through a faceless agency. The best villas come with a person attached, not a lockbox and a call centre.
Sliema and St Julian’s are the most sought-after places to stay in Malta, and the villa market here is a real mix. Some listings are genuine luxury homes with owners who care. Others are apartments dressed up as villas, listed across the big booking platforms with little personality and less service. Knowing the difference saves you money and disappointment.

What makes a villa luxury in Malta?
Luxury is not just marble and a big television. A luxury villa gives you privacy a hotel cannot, and character an apartment rarely has. At its best it feels like a beautiful home that happens to be yours for the week, with a host who has thought of everything.

Here is the checklist I would use myself, in order of what matters most.
- Location, precisely. Not just “Sliema”, but which street and how far from the seafront and the ferry. A quiet street a short walk from the water is the sweet spot. Ask for walking times.
- A real host. Someone who owns or personally manages the property, answers messages, and can recommend restaurants. This is the single biggest difference between a great stay and a functional one.
- Genuine space. Enough bedrooms and bathrooms for your group, and separate living areas, not a one-bedroom flat described generously.
- Outdoor space. A rooftop, terrace or garden to enjoy the Maltese evenings. Confirm what is private to the villa.
- A proper kitchen. If you want to self-cater, check it is fully equipped, not a token kitchenette.
- Honest photos and reviews. Look for real guest photos and specific, recent reviews that mention the host by name.
- Clear pricing. Know the nightly rate, cleaning fee and what is included before you commit.
Sliema or St Julian’s for a villa?
Both are excellent, and they sit side by side, so you are central either way. Sliema is the calmer choice, with a walkable seafront and the direct ferry to Valletta, which suits families and anyone who wants quiet evenings. St Julian’s is livelier, with more restaurants and Malta’s nightlife around Paceville, better for groups who want to be in the middle of it. For a family or a group, a whole villa almost always wins. You get separate bedrooms, shared living space and a kitchen, usually for less per person than several hotel rooms. The one thing a villa does not give you is a hotel’s front desk and daily housekeeping, though a good host fills much of that gap personally.

Why book direct instead of an OTA
The big booking platforms are convenient, but for a villa, booking direct with the owner is usually better. You often get a better rate, because the owner is not paying a large platform commission. You deal with the person who actually knows the house, so questions get real answers. And you build a relationship for next time. Aster House: a luxury villa in the heart of Sliema
Aster House is my example of what a Sliema villa should be. It is a 1920s townhouse I lovingly restored into an Art-Deco home for families and friends, with original features kept and every modern comfort added. Firstly the space: three super king bedrooms, each with its own ensuite, plus flexible sofa beds, so it sleeps up to nine. Next the outdoor life: a rooftop chillout area with sunbeds, a dining terrace with a gas BBQ, and a 1930s outdoor tub for soaking under the stars. There is no pool, because this is a central townhouse, but there is genuine private outdoor space and the sea is 150 metres, a 2 minute walk, away.
