What a luxury villa in Malta should actually deliver
Most luxury villa rentals in Malta promise the same things: a private pool, a view, a quiet location. The ones that actually deliver a great trip share a different set of details. Layout that suits the group, a host who answers messages directly, and a base that puts you a short walk from the parts of Malta you came to see. This is a guide to picking a Malta villa that gets all three right, and an introduction to Aster House, my own villa in Sliema.

Why a villa makes more sense than a hotel for a Malta trip
Malta is built for villa stays in a way that most short-haul destinations are not. The island is small, the seafront is close to everywhere, and a group of 6 to 9 will often spend less per person in a villa than the same group split across hotel suites.
- Three super king ensuite bedrooms in a villa avoids the bathroom queue every hotel suite forces
- A villa gives you a kitchen for breakfast with the kids, a rooftop for sundowners, and a dining terrace for the long lunches that hotels charge for
- Sliema, Valletta, Mdina and Gozo are all reachable on day trips from a single villa base, so you do not have to keep packing and unpacking
- Direct-booked villas usually cost 10 to 20 per cent less than the same villa on aggregator booking platforms once fees are included

Where in Malta to look for a luxury villa
The right base shifts the whole feel of the trip. Sliema is the all-rounder for a first Malta trip. Mellieha is the sandy-beach option for families. Mdina and Birgu are character-rich but small. Gozo is the slow-travel alternative, usually best as part of a longer trip.
For most luxury family or group trips, Sliema is the right base. The seafront is walkable, the ferries to Valletta cross in about ten minutes, and the restaurant density beats anywhere else outside the capital. Aster House sits in central Sliema, 150 metres (a 2 minute walk) from the seafront promenade.
What makes Aster House a luxury villa
Aster House is a lovingly restored 1920s British Military family home in central Sliema. The restoration kept the original Maltese floor tiles, the bold Art-Deco lines and the 1930s outdoor tub on the rooftop. Inside, three super king bedrooms each have an ensuite, sleeping up to 9 with two flexible sofa beds. The media room has a 2 metre projector screen, the kitchen is family-equipped, and original artwork by our resident artist Monica runs through the villa.

What most Malta luxury villas miss
The pattern across the luxury villa market in Malta is the same. The photography is excellent, the architecture is striking, and the booking experience is run by an aggregator who has never set foot in the property. The host is a faceless rental agent. The result is the villas look better online than they feel in person, and there is no one to call when something matters. Aster House is the opposite of that. I designed every room myself, I host every guest personally, and I answer messages directly before, during, and after the stay.
Meet Susan, your host
I’m Susan, the founder of Espais Roca and the person behind Aster House. I spent three years lovingly restoring this 1920s building, working with local Maltese craftspeople, because too many guests had told me they were fed up with sacrificing the luxuries they enjoyed as a couple once they started travelling as a family. We knew both were possible.
When you book a luxury villa in Malta through us, you are staying in a Boutique Maison I personally curate, not a faceless rental. I answer messages myself and I will make sure your stay is exactly what you needed it to be.

Stay at Aster House from €229 a night
Exclusive use of the whole villa from €229 a night for up to 9 guests. The booking page shows live rates for your dates and applies any week-long discounts automatically. Most groups book between 3 and 7 nights for the way it lets the celebration spread out.
A Boutique Maison, part of Espais Roca
Aster House is part of Espais Roca, a small group of Boutique Maisons across Malta, Portugal, Spain and the UK, all lovingly restored and personally hosted with the same care. Families and friends who stay at Aster House often discover the rest of the network through us.

Frequently Asked Questions
What counts as a luxury villa in Malta?
A luxury villa should mean exclusive use of the whole property, ensuite bathrooms for the main bedrooms, design and finish that hold up in person, and a host who answers directly. The keyword is consistency between the photos and the reality.
How much do luxury villas in Malta cost?
Most credible luxury villas in central Sliema sit between €200 and €450 a night for up to 9 guests, depending on season and length of stay. Aster House starts at €229 a night for the whole villa.
Where in Malta are the best luxury villas?
Sliema and St Julian’s for walkable luxury, Mellieha for sandy-beach family trips, Mdina and Birgu for character. For most first trips, Sliema is the right base.
Are luxury villas in Malta family-friendly?
Some are, most claim to be. The actual test is layout (ensuites, blackout, kitchen) and the host’s willingness to set up cots and high chairs. Aster House is genuinely family-ready, not just child-tolerant.
Can you book a luxury villa in Malta directly with the host?
Yes, when the villa is small enough to be owner-operated. Direct booking is usually 10 to 20 per cent cheaper than the same villa on an aggregator booking platform, with a real host who answers your messages.
How many people can stay in a luxury villa in Malta?
Most credible luxury villas in central Sliema sleep 6 to 10. Aster House sleeps up to 9 across three super king ensuite bedrooms and two flexible sofa beds.
